FAQs
Building a custom home comes with plenty of questions. Here are the ones we hear most often. Don’t see yours? We’re always happy to talk it through.
The cost per square foot of a custom home depends on several factors. Some of the biggest factors include window colors and the types of finishes you choose, such as flooring, cabinets, countertops, plumbing fixtures, and lighting fixtures. Other considerations include whether your property requires septic or sewer, as well as how much clearing and grading the property needs. On average, we can build a beautiful custom home with mid- to high-quality finishes for approximately $280 per square foot.
Every home is different, and the construction timeline depends on several factors, including the size of your home, weather, permitting, and inspection schedules. On average, you can expect the process to take approximately 8–10 months from signing your contract to moving into your new home.
The process begins with an initial meeting where we get to know you and discuss your wants and needs for your home. From there, we prepare a proposal, finalize and sign the contract, and begin the permitting process. Once permits are in place, construction begins. As your home nears completion, we conduct a final walkthrough to identify any remaining punch list items. Once we receive the Certificate of Occupancy (CO), we prepare for you to move into your new home.
No, you do not need to own land before reaching out to us. We’re happy to help connect you with our in-house real estate agent or another trusted agent we have an established relationship with. If you already have a property in mind, we can also visit the site to help determine whether it is suitable for your construction needs and the home you envision.
Our custom home pricing includes everything required to make your home move-in ready. This includes permitting, all labor and material costs, project manager fees, utility hookup fees, and inspections.
Many of our clients come to us with a floor plan or architectural drawings already in hand, and we’re happy to help make adjustments to an existing plan to better fit your needs and preferences. While we do not design homes from scratch, with over 25 years of homebuilding experience, we’ve collected a variety of floor plans featuring different styles and layouts that we’re happy to share with you. We can also recommend websites where you can explore additional plans and gather inspiration for your future home.
Yes! It’s very common for clients to make changes during construction as their home begins to take shape. When a change is requested, we use a change order form to clearly document the adjustment and any associated costs, so you know what to expect.
Allowances are included for customizable items that you get to select for your home, such as tile, appliances, countertops, cabinets, plumbing fixtures, and lighting fixtures. To help make the selection process easier, we can connect you with vendors we regularly work with who can guide you through choosing finishes and materials that fit your style and budget.
Our goal is to provide you with an estimate that is as accurate as possible from the very beginning. By gathering detailed information during our initial on-site meeting and learning about your selections and preferences, we can better understand the scope of your home. We strive to minimize change orders and avoid unexpected costs, helping you feel informed and confident in your budget throughout the building process.
We stand behind the quality of our work and provide a one-year workmanship warranty. Your home also comes with manufacturer warranties for appliances, equipment, and HVAC systems, as well as an eight-year structural warranty as required by South Carolina state law.
Communication is one of our core values, and we believe you should feel informed and involved throughout the construction of your home. To assist us with client communication, we use our online client portal, Buildertrend, to share photos, provide updates, and make it easier to stay connected. We provide a minimum of one weekly update through the portal, along with frequent communication between our clients and project managers through phone calls, in-person conversations, and text messages, often multiple times a week.
Absolutely! We’re happy to provide references from previous clients so you can hear about their experience building with us. We also welcome opportunities for you to tour homes currently under construction and, when possible, completed homes with the permission of the homeowners.
